What We Do
Did you know, that even today with all our laws, integration and technology, over 85% of all adults with visual impairments are unemployed?
The vast majority of blind or visually impaired people depend on government assistance. Programs like SSDI and SDI are the only means of surviving for many who are disabled. Many who are blind or visually impaired find that the only reason they can’t live independently, separate from sighted family or in a group home or other such facility is simply the cost of housing. If a monthly allotment is somewhere around $800 or $900, in today’s economy especially in Southern California, normal market rental rates are often double or triple what some receive from the government.
This is where John Milton Manor Corporation can help.
Presently our organization owns 3 different properties, 14 separate units, within the San Gabriel Valley where our blind or visually impaired tenants can live independently in affordable and comfortable housing. We have the 3-unit apartment building in the city of San Gabriel, CA; the 8 small cottages in the city of Temple City, CA; and another 3-unit apartment building in the city of Monrovia, CA. Most of our units are 2 bedrooms with 1 bath. Generally, there is adequate parking for those who live with a sighted partner or need to provide an appropriate vehicle for special needs transportation. The Temple City units offer some small individual yard space, while the 3-unit apartment buildings share the common area yards.
As you can well imagine, vacancies are not frequent. But for one reason or another, a vacancy does occasionally happen.
Tenant Qualifications:
-
At least one member of the applicant family unit must be legally visually impaired or blind. This person(s) is/are the qualifying tenant(s).
-
To provide housing for low- and moderate-income handicapped families our Organization must qualify for the LA County welfare exemption from taxes to the extent that household incomes of families residing there do not exceed amounts listed in the table below.
-
The income of the qualifying tenant(s) must be sufficient to support the monthly rent payment plus basic living expenses. Income is defined as earnings from employment, or a business or funds received from the government (examples are: SSDI, SDI, VA, etc.) or other passive income received.
-
All income for each tenant must be verified by providing a photocopy of proof of income each year in January.
What We Hope to Do in the Future
Our goals for the future include acquiring more rental properties to allow us to directly help a greater number of Visually Impaired people. We also hope to someday expand into other areas of Los Angeles County. Another program that we may eventually undertake could be a voucher program, something very similar to the HUD Section 8 Housing program that subsidizes a tenant’s monthly rent on a property other than our own. As our organization continues to grow and expand, we look forward to broadening our horizons to be able to help as many in our Community who need it.
